Adding Value or Not?

Almost every homeowner has some upgrades or small projects on their to-do list, from installing new gutters to new landscaping.  What they aren’t always thinking is if the next small project will add value to their home.  Not every home improvement increases the value of a property, whether they’re a necessity or not.  
 

  • Roofing While a new roof looks great, it is considered a maintenance issue, so unless your roof needs replacing, or you have damaged shingles, this job rarely adds value.  On the other hand, depending on where you live, a metal roof can add some value to your home, lower your homeowner’s insurance premiums, and may save on the electric bill. 

  • Landscaping Keeping your yard trim and weed-free doesn’t decrease or increase your home’s value, and some landscaping certainly helps if you’re trying to sell. Adding a small fish pond with waterfall, however, isn’t necessarily going to add to add value.   

  • Electric/Plumbing In older homes, an upgrade here is something that’s necessary, and even if you used top-of-the-line products and the most expensive plumbers and electricians in the area, it won’t add value. 

  • Swimming Pool Putting in a pool is simply a personal choice--you have it done because you want to enjoy some refreshment and relaxation on a hot day.  Rarely does an added pool or spa put money in your pocket if you sell. 

  • High-End Upgrades In order for upgrades to add resale value, they must be consistent.  Don’t add imported tile to one bathroom, and then leave vinyl and Formica in the half bath.  

  • HVAC A new A/C unit or heating system is another maintenance item, and though someone looking for a home may find some relief in knowing that there’s a brand-new unit attached to the home, they’re not going to pay more for it because it’s new. 

  • Carpet If you’re thinking about installing new carpet to prep your house for the market, talk to your RealtorⓇ.  Going to the expense of new carpeting may be less desirable to house-hunters in your area.  If you want to make that money back, then consider another type of flooring for your house. 

 

These items don’t necessarily mean that you shouldn’t have them done, but it does mean that you likely won’t get the extra money they cost back in case you sell your home.  What it will help is the home sale itself--someone on the search for a new house will be more likely to purchase a home that has a new roof or new flooring.  Nolo.com has some excellent information on what will add value to your home, as well as some other home improvement tips.  When in doubt, do some research, and give your RealtorⓇ a call, as they know exactly what you need to do to get the most out of your house.

Budget Bathroom Updates

You love your new home--everything about it.  Well, almost everything.  Your bathroom decor is stuck in 1983 with its gingko leaf-etched shower doors, mauve and Colonial blue wallpaper complete with coordinating border, and ornamented brass fixtures.  If a complete overhaul isn’t in your budget just yet, there are plenty of options that are easy on the wallet.  Check out these tips for inspiration! 

 

  • - Paint over the wallpaper!  Benjamin Moore suggests you start by sealing any peeling spots with adhesive, applying clear caulking around the room where the wallpaper meets the ceiling and floor, then priming the wallpaper with an oil-based primer.  Using your choice of latex interior paint, paint as you would any other wall surface.   

  • - Switching out the dated sink fixtures is as simple as finding the correct pieces to go into the configuration for the existing fixture in a style you like.  Once you’ve made your decision, confident do-it-yourselfers can switch them out themselves, and Home Depot shares this step-by-step video how-to for sink faucet installation. 

  • - Updating your light fixture can be a huge improvement, and the choices are almost endless at local home stores.  Changing the location of the light, or adding wall sconces may require a call to a reputable electrician, so don’t forget to budget those extra costs. 

  • - Ugly linoleum can be covered with adhesive-backed vinyl tile or painted with porch paint, and if you’re feeling creative, you can have a custom look likthis striped floor from 1915 House. Supplies may cost a bit more than other paint jobs, but it beats the expense of replacing the flooring. 

  • - Replacing the cabinet can be expensive between the new cabinet and labor, so the best way to improve it is to paint it and add new hardware.  Countertops, depending on what material they are, can be painted or even tiled for a fresh look. 

  • - Add style to a plain mounted mirror with a frame! Framing kits come with everything you need for this quick update, and are available at home centers and online for less than $100. 

  • - If your budget is tight, just the purchase of a new shower curtain, window treatment, inexpensive framed prints, and one nice coordinating towel set can make a huge improvement to your dated bathroom.   

 

According to homeadvisor.com, the average bathroom remodel costs about $10,000.  If your new home needs updates, choose what you’ll do first according to your budget.  Tiding over with a few inexpensive updates to your bathroom will ease the anxiety of getting it done sooner, because it will be more pleasing to the eye.  Save yourself some stress and money by holding out just a little longer, and when it’s time, you’ll have the perfect bathroom!

Easy Updates Before You Sell in New Castle County, DE

Once you decide to sell your home, you want it to look its best, and a total remodel may be out of your budget.  Thankfully, there are some quick and affordable updates to add to your home to give it some extra style and character, not to mention the added value! 

 

  • - You can add crown molding to your rooms with little carpentry know-how.  Plaster-covered foam molding is available in many styles, and anyone with a measuring tape, hand saw and some paint can install it.  This Old House has a how-to for this easy update. 

  • - Clean up and, if necessary, paint your front entry door.  Add a new light sconce, and get a new welcome mat. 

  • - Electrical outlets are usually not something you think about upgrading, but outlets with a built-in USB port are available at home centers, and are impressive to potential home buyers because of the convenience they offer.  Put them near the kitchen counter, and a few in the bedrooms for easy access. 

  • - Cleaning the grout in the bathrooms, or even re-grouting can make your floor and tile look shiny-new. 

  • - Upgrade your doors’ and cabinets’ hardware for every room if it’s outdated. 

  • - Paint rooms a neutral color; grey and beige--even a mix called “greige”--are trendy right now if you don’t want all-white walls. 

  • - Add potted flowers or plants to your front entry for a welcome sight--just don’t forget to water them! 

  • - Check your crawl space for any falling insulation, and replace it. 

  • - Change out any dated light sconces and chandeliers. 

  • - A new shower curtain and decorative towels can do wonders for your bathroom. 

  • - The right backsplash in the kitchen can really make it stand out and look like new.  There are many DIY options, and the self-stick products on the market now make this task go much faster for the novice. 

  • - A chair rail and wainscoting in the dining area adds a nice eye-catching architectural detail. 

  • Most experts advise taking down your window curtains while your home is on the market, but you want some color on the windows.  A cornice box is an easy project to try, and cover them with your (now) old curtain fabric. 

 

You want your home to make a great impression as soon as a possible new owner walks to the front door.  Small details can make a big impact on their decision, and as the seller, it’s your call on what makes your home sell.  Walk through with your Realtor, and ask for suggestions from them, as they are the expert.  Tackle what projects are within your budget, and hopefully you’ll soon be reaping the rewards!

Getting Ready for Outdoor Time in New Castle County, DE

Warmer days are on the way, and when the weather cooperates, home owners are outside preparing their yards, gardens and pools for the coming Summer. But is your patio looking a little sad?  Do you want to utilize your front porch more this season?  Your outdoor spaces only need a little TLC and elbow grease! 

 

  • - Sweep patios to remove loose debris.  Use a pressure washer on concrete, or a long-handled stiff brush and warm water mixed with bleach--a 10:1 mixture is strong enough to clean the area well.   

  • - For porches, sweep the flooring, as well as ceilings and posts, and a shower of water from the garden hose should remove the dust and cobwebs.  If something needs more attention, use a soft bristled brush or flat mop dipped in a mixture of warm water and mild dish detergent. 

  • - Wood decks may only need a simple sweeping and washing down with a hose and soft scrub brush. If you’re thinking about staining or painting the woodwork, a pressure washer would be the best tool to prep it for its makeover.  

  • - Screening should be checked for holes and rips that can be eventually be big problems, and is easy to replace for little cost. 

  • - Check for any cracks in cement patios.  Fill them with caulking or even quick-drying concrete.  Many easy and affordable repair kits are in local home stores. If the problem goes deeper than just a crack, call a contractor to come and make sure the problem isn’t structural. 

  • - Bricks and pavers can become loose over time, and filling the spaces between them with sand is one way to sturdy them.  According to Neave Masonry, after filling in between the pavers with sand, use a broom to distribute it evenly, wet the pavers, and once it’s settled, add more sand and repeat.  Continue to add sand until the spaces are filled with sand. 

  • - Keeping outdoor furniture covered when not in use is great, but it still would be a good idea to give it a good cleaning since you’ll be using it soon.  Today’s Homeowner Danny Lipford has great tips for cleaning your pieces, from wrought iron to plastic. 

  • - Get your planters ready for flowers by removing soil from them and clean with a spray from the water hose.  Soak them in a mixture of 9 parts water to one-part household bleach to get rid of any bacteria that could’ve grown in the Winter, and rinse well. 

  • - Outdoor pillows can take a beating, so if yours are looking grim, you can purchase new covers more inexpensively than completely replacing the pillows.  If they have been in outdoor storage, wash them, hang them outside to air dry, and add the new covers. 

  • - Spruce up the seating area with fragrant plants, an outdoor area rug, hang pretty sheets or shower curtains on tension rods to add some drama, and some DIY lighting--check out these ideas from BuzzFeed.   

 

Don’t wait until it gets steaming hot or two hours before your cookout guests arrive to get your yard and outdoor seating area in order.  Doing it now will encourage you and yours to spend more time in the outdoors to dine al fresco, relax with a good book, or spend time winding down after a long day at work.

Curb Appeal Tips in New Castle County, DE

Obviously, the first thing a prospective buyer sees when they drive up to your house is the front outdoor space and exterior.  First impressions can make or break a sale! Bring your curb appeal to life with a few easy and easy-on-the-budget ideas. 

 

  • - Use a long-handled soft brush and mild soap and water to wash the front of your home’s exterior.   

  • - If you don’t own a pressure washer, rent one from your local home store and give the driveways and walkways a good cleaning, paying special attention to stains from fallen leaves. 

  • - Store away any personal items you have in the front garden, like statuary, monogram garden flags, and even the basketball goal over the garage door.  You want the buyers to imagine your yard as their own. 

  • - Trim or remove shrubbery and trees, or large plantings that don’t show off the front of your home.  If the job is too big, a professional may need to be called in. 

  • - Give the front door a fresh coat of paint in a bright inviting color, add a new welcome mat, and if necessary, install new hardware and clean up or add new house numbers. 

  • - Simply changing your old porch or yard light sconces can make a big difference in appearance, as most homes are shown during the day, but many house hunters drive around in the evenings, looking at homes on their want list, so you want the lighting to shine bright. 

  • - If you don’t want to invest in a lot of flowers in the landscape in hopes that you will be moving soon, cover the beds with new mulch.  For some color, place pots and containers in strategic areas filled with flowers and greenery. 

  • - On a large front porch, add a sitting area with an indoor-outdoor rug and casually arranged porch furnishings.   

  • - Fencing adds value to your home, but it needs to be in great condition.  Clean the fence, painting and repairing where needed. 

  • - Don’t forget the mailbox!  Inspect the post and mailbox itself carefully, and give it a good cleaning, or replace it altogether.  Some low maintenance plants around it will make it stand out. 

 

You want your home to give your potential buyers a great impression when they drive up.  They will likely have already scrolled through your home’s photos in the online listing, so it needs to look as great or better than what they’ve already seen.  These tips may seem insignificant to you, but look at your home through a buyer’s eyes, and do whatever is necessary to turn that first impression into a sale!

Before You Remodel...

Depending on whether you are planning to sell your home in the next year or if you are in your forever home, remodeling is a great way to get what you want out of your home, or what buyers want.  There are things to consider before you jump into remodeling. 

 

  • - Decide on a budget, and how you’ll pay for the upgrade.  Consider hiring a financial planner who can help you choose which way is best. 

  • - If you decide to do this project yourself, and you’re not in the construction business, plan on taking much longer than a professional.  Be realistic about your skills and hire help if you need it. 

  • - Acquiring an architect or designer is a good idea if you’re making major changes.  You don’t want to run into major structural or electrical issues and not know what to do. 

  • - Think about how long you want to stay in your home before you invest in big ticket items, like a six-burner range for the kitchen, or expensive hardwood flooring throughout the house.  If your sole plan is to make money from a sale, or if you want and can afford the upgrades, go ahead. But if you’re not going to enjoy those items while you’re living there, consider a simple refurbishing or using what you have if it’s in good working order and won’t look out of place. 

  • - When looking for a contractor, price isn’t necessarily the important thing.  Ask for references, check their license numbers, and call the former clients and ask to see the work that was done, either in photos or in person. The research will be worth it in the end.  

  • - Once you hire your contractor, start getting your paperwork in order.  The contractor has their own responsibilities, and the homeowner has to take care of other items--check this list from realtor.com to see who is responsible for what. 

  • - Planning a timeline with your contractor is especially important, and make sure you leave room for possible unexpected issues. 

  • - Sit down with your family and figure out logistics, especially if you’re remodeling the kitchen or one of the bathrooms in your home.  Remodeling can cause a lot of stress, but if everyone knows what to do before it all happens, things can flow better. 

  • - As with moving, clean out the room before the renovation, giving away, selling or throwing out what you haven’t used in months.  Wrap and store any items you’re keeping in a spare room. 

  • - Before the construction team comes in to begin the project, sit down with your contractor to set location boundaries for the crew and your family, along with other logistics. The crew doesn’t want your children playing around with tools, and you don’t want your good bathroom towels used for grimy hands.  Everyone needs to know what is okay, and what isn’t.   

 

home remodel is a big undertaking; watching renovation shows on television can give the idea that everything goes off without a hitch.  It takes planning, communication and good all-around management to make the process go smoothly, even if you hit a few bumps along the way.

Winter Decor Ideas

The Christmas decorations come down, and everything looks so stark and plain, but it doesn’t have to be that way! Try some of these ideas to brighten up your home during the long winter days.  

 

  • - Change your light bulbs to those that give off a blue hue to mimic sunlight. For dark mornings, invest in a sunrise light that comes on and brightens over a period of time to simulate the sun rising. 

  • - Force the flower bulbs you were given as gifts. Their bright colors will bring Springtime early—indoors, anyway.  

  • - Use light, bright colors everywhere you can—cozy throws, pillows, slipcovers, and accent rug—the light colors reflect what natural light we have coming through the windows and help boost our mood.  

  • - Using natural items isn’t just for Christmas. A basket of pine cones with battery operated LED lights woven through them, or a simple wreath of twigs can double as decor for January.  

  • - Use snowflakes, no matter where you live, to brighten up your interior. Get the kids to cut out paper snowflakes, or make these popsicle stick snowflakes. Hang either on clear monofilament and make a mobile or garland and hang them in a window.  

  • - Cut the arms off of old sweaters and use them to wrap around candle holders and vases for a fun, cozy appearance.  

  • - Clip small branches and twigs, spray them with white spray paint, (or leave them natural), and display them in vases with artificial snow, small pine cones, or whole nuts as a filler.  

  • - Hang a mirror, or several, in a dark spot in your home. It will reflect light and brighten the space.  

  • Winter greens joined with a child’s sled, vintage ice skates, or a harness of jingle bells make great front door adornment.  

  • - Use unused scarves wrapped around a foam wreath core for a fun and unique decoration. Hang a pair of mittens in place of a bow. 

  • - Do you or any friends have flowering trees? If so, ask them for a few snipped branches, and force-bloom them with these tips from Fine Gardening.  The Springtime buds will brighten any room. 

 

Decorating for the colder months doesn’t have to scream Santa. Light colors, natural things and cozy pieces are perfect for brightening the long nights, and making your home as inviting as it was during the holidays.

Displaying Framed Pieces!

Moving into a new home means looking for the right touch for the blank walls.  Artwork or family photos are the perfect fillers for these spaces, and hanging them can be a task.  Let’s look at some practical rules and tips for making those plain spaces come to life. 

 

Single Frames 

  • 1. Pick your space, picture to hang, and gather measuring tool, chalk or pencil, level, hammer and nails or screwdriver and screws. Picture-hanging kits can be purchased at hardware and home stores as well. 

  • 2. If the place you’ve chosen doesn’t have a stud for a nail, it is best to use an anchor and screw hanger.  These are inexpensive, and can be found in any hardware store.  Follow the easy instructions for installation for a strong mount for the picture. 

  • 3. Measure up to approximately 57” on the wall; this is where the center of your picture should be--average eye height. The top of the frame will obviously be higher. 

  • 4. Hold the frame up to the wall and use a pencil or some chalk to mark the approximate place for the nail/anchor screw. 

  • 5. Install the hardware you’ve chosen, and hang the frame. 

  • 6. Sometimes the frame doesn’t want to hang level.  Use self-stick rubber dots on the back corners of the frame; these will hold it in place, and protect the wall from damage. 

 

Gallery Walls 

  • 1. If you’re creating a gallery wall using several pieces, and include family snapshot photos, children’s artwork, art prints, and even fine art. 

  • 2. Create a clean, modern look by using the same style and color frames, same color palette, or same theme. 

  • 3. Use the largest picture for a focal point. Hang it first, using the 57” on-center idea. 

  • 4. Make templates of your artwork with newspaper.  Lay your pictures down on the paper, and trace around the edge. Cut the templates out. 

  • 5. Place the templates on the floor, or on the wall with masking tape, in any formation you like, changing the arrangement until it looks like a well-fitted puzzle. 

  • 6. Not all large pieces need to be in the center; a pleasing arrangement would have the focal point hanging to the left of your display, with smaller frames hung on the right.  

  • 7. Once you are satisfied with your mock-up gallery, hang the pictures using the first four tips. 

 

Bonus Display Tips 

  • 1. Renters or anyone who doesn’t want to bother with hammer and nails can use removeable sticky strips for framed pieces.  3M Command Strips are perfect for this easy display idea. 

  • 2. Use an art ledge for an easy display. These can be purchased at home stores and painted or stained to suit your style.  Attach to the wall at the 57” level, or 12” above the furniture, and place your pictures and artwork on them--no other hardware needed! 

  • 3. There are a multitude of free printables--seasonal and inspirational quotes--available on the internet.  Keep one or two spaces on your walls for a quick-change whenever you feel the need. 

 

No matter your decorating style, hanging framed items has a few rules that you should follow for aesthetics’ sake, but choosing what to display and how many is a personal decision.  Make your home your own by showing off what you love most, making the statement with your framed decorations.

Sprucing Up with Paint!

If finances are tight, but you’re ready to give your home a new look, paint is the budget-friendly way to go.  Making it a DIY project is even more cost-effective, and with so many options and ways to add color to your walls, you need some guidance so it will look like it was done by a pro. 

 

Which Paint and What Finish? 

  • 1. Latex paint is best for walls, and oil paint is perfect for wood trim, because it seals stains.  2. Oil paint takes longer to dry, and has a strong odor, but if you add a tablespoon of vanilla extract per gallon, and open the windows, it helps keep the odor in check.  

  • 3. Flat paint goes on easily, but doesn’t clean easily; glossy paint is great for cleaning, and comes in semi-gloss, and satin, but doesn’t cover wall imperfections. For a nice compromise, an eggshell finish is somewhat flat, but easy to clean. 

 

Choose Your Color 

  • 1. Choose a color for the room/s you’re updating, and don’t be afraid of using a bold color.  2. This adds character and some wow factor to your home. Neutrals are great for quick-change decorating, or if you’re thinking of selling soon. 

  • 3. Using pint-can paint samples, apply a 2x2 foot area of each color on the wall you’re planning to paint, allow to dry for 24 hours, and look at them at different times of the day.  4. You’ll get a more accurate feel for the color in the different lights, and whether you can live with it or not. 

  • 5. Don’t forget the ceiling! You can change the feel of the room’s height by going a shade darker (for a lower ceiling feel), or go a shade lighter or use a lighter color to give the illusion of a higher ceiling. 

 

Painting Prep 

  • 1. Measure your room for square footage, and make sure you buy enough paint--about one gallon per 400 square feet. 

  • 2. Purchase good painter’s tape, drop cloths, putty, a good putty knife, caulking, and any tools you may need for removing hardware from any doors or walls. 

  • 3. Protect light fixtures, trim, or wall sconces with painter’s tape.  Move furniture and put down drop cloths. Use wall putty or caulking to fill and smooth any holes or other wall damage. 

  • 4. Clean, sand, and dust walls, using a vacuum to make sure all of the dust is off the walls. 

  • 5. Priming the walls is really important if you’re covering a dark color, if there are stains on the walls, or if you’re painting paneling or new sheetrock. Tint the primer with a little of your new wall color before applying. 

 

Start Painting 

  • 1. Paint mixing isn’t 100% perfect. Professionals mix all of the gallon cans together in a five-gallon bucket for color uniformity.   

  • 2. Paint in corners and close to the ceiling with a good brush before you paint the walls, working your way down to catch drips. This process is called “cutting in.” 

  • 3. Working in an overlapping W-pattern, apply paint until you need to reload the roller.  If you notice paint drying quickly, work in 3-4 foot sections of wall, but a whole wall can be accomplished in the case of a slower drying process. 

  • 4. Smoothing the paint is important and is done by using what paint is left on the roller to paint as close to the ceiling and corners as possible, where you’ve already cut in. This gives a smooth appearance to the finish. 

  • 5. Clean your equipment as soon as painting is done:  latex paint can be washed off with dish detergent and warm water, but oil paint should be cleaned off with paint thinner.  

  • 6. Once the paint is dry, after about 24 hours, move your furniture back in, but hold off hanging anything on the walls for a few days, and don't wash them until the paint has cured, usually two weeks to thirty days.

How to Go Green This Spring

These days it seems everyone is all about going green.  Have you ever given any thought on taking part in going green?  If so you have come to the right place.  Below are a few tips on how you and your family can go green this spring!   Why not add going green to your spring cleaning list!  

 

  1.  One way that you and your family can go green this spring is to simply take your shoes off before you enter your house!  You read that right; you can go green by simply taking off your shoes. 40% of all indoor contaminants actually come from the bottom of our shoes so do your part to keep this from happening to you and your family by taking those shoes off!  
     

  1. Learn what ingredients are considered to be green so that when you go to the store to purchase all of your new green cleaners you can be confident that you are actually doing some good for the environment.  Some companies that claim to be green actually have some ingredients that are not green once they are mixed together.   Just read up on what ingredients are green and what ingredients are not and are typically passed off as green and you should be heading in the right direction on what to buy and what not to buy.

Don’t forget the outside of your home when you are going green.  Many grasses are able to grow and thrive without the help of any type of pesticides and /or fertilizers.  The best way to start going green with the outside of your home is to replace the grass you currently have with native grasses to your particular area.  One perk of this switch is that you may find that you have a lot less upkeep of your lawn once you do this!  Who wouldn’t enjoy having more time with their family and less time doing yard work on a weekly basis! 
     

These are just a few ways in which you can help to make your home a bit more green this spring.  Once you get started going green it is likely that you will find more and more ways in which to do so.  It can become addicting once you make the decision to go green in and around your home!
