Benefits of a Backyard Wedding

Getting married to the love of your life is an exciting time no matter where the location.   If you and your soon to be spouse are looking for a nice place to become one, consider all of the benefits of a backyard wedding.  Below is a list of the many reasons why sharing your nuptials behind your home or your parents place may be a good idea.

The number one reason you might want to consider wedding your soul mate in the backyard  is because you can save a ton of money.  No need to book a church or a venue because you will just need to step outside into whatever type of wedding oasis you choose to create.  You can get as elaborate as you want or keep it scaled down to save even more.

Choosing the date of your special day can sometimes be an issue if you are looking to book a certain venue.  During the summer months it can sometimes be difficult to find a place in which to wed because others have already booked them in advance.  If you are one that waits until the last minute to get things done, holding your ceremony on the lawn is a perfect answer!  
     

  1. 3. Decorating your outdoor wedding  will be a snap because you won’t have to abide by anyone’s rules and regulations, only yours and/ or your parents.  Let your creative juices flow as you turn the outdoors into all you have ever dreamed of.   
     

  1. 4. The reception will be easy to set up with a few tables and chairs. You can have everything catered if you choose or if you would rather keep it simple, the kitchen will be close by so that you can have someone cook and deliver it right to the tables.  Easy enough! 
     

  1. 5. Your friends and family can be super involved in your celebration of marriage if you decide to go this route as well.  Perhaps you have some young kids in the family that would like to be ushers or help to serve the meal after the service.

Buying or selling a home is scary, happy, sad, exciting and the list goes on.  The emotions we all go through can be from one end of the spectrum to the other.  Homes tend to be our castles, our places to get away from the rest of the world, to just be us with no questions asked and nothing expected.  For this reason buying or selling your home is a pretty big deal.  Perhaps one of the biggest you may be involved with in your lifetime.    Let’s take a look at a bit of home buying/selling psychology to see what all might be involved and how to get through it all.

Some times people get their mind set on that particular house, without giving much thought as to just how many hours they may have to work to keep it.  Think about your priorities when you are planning to buy a new home, then figure out which is more important to you….the house being exactly as you have planned in your mind or the amount of quality time you will be able to spend there with your family.

If you want to purchase a large home, you may have to come up with a pretty big down payment.  Think about whether or not you will have enough cash left over to decorate your place to fit your vision.  Perhaps buying a smaller home with a smaller down payment might work better for you desire a larger decorating budget.

When selling your place, consider if you really want to give up all the wonderful things you have done while there.  For instance if you have built a nice grill area in the backyard or a water feature or even put in a pool, spend some time thinking about if you really want to leave all of that behind.

  1. 4. Keep in mind that your children may have become quite fond of their home and may or may not be so easy to uproot from the place they have known all their life.  Is it worth it to move out from under the roof that sheltered precious memories?

Man Cave’s Give Way to the She Shed

We have all heard of the man cave and many of us have them in our homes.  Did you know that there is something called the she shed that is starting to take over the popularity of the man cave?  That’s right!  Women now have their own special place they can go to get some alone time and it is called the she shed!  Below is a little bit of information about this new phenomenon.   

 

  1. 1. She sheds came about as a shed that was used for gardening but in the last decade they have quickly become nice outbuildings decorated in tasteful  feminine décor that are used by women to get away from it all!  How exciting is that?!

She sheds can be used for whatever you want to use them for.  For example if you like to read, create a she shed filled with books and comfy furniture.  If you like sewing and crafts make a she shed centered around that.  The world is your oyster when it comes to what kind of she shed you can create.

  1. 3. She sheds can be created on a budget scaled to fit your vision. They do not have to break the bank and they have endless potential. Again, you can make what you want out of your she shed.

  1. 4. If you want to build your own she shed there are plenty of DIY helps online to help you get the job done .  There are even she shed starter kits at local, well known hardware stores.

She sheds can even be used as beauty salons if you have a license and you want to have a shop at your home.  All you would need to do to make this a reality is to add the necessary plumbing to a she shed.  You can make them quite beautiful if you have the time and money that is required to do so.

  1. 6. As far as the “look” of a she shed, you can do it up or make it blend in.  Decorative lighting, artsy paint schemes, big windows, there are no limits. Plan your she shed to be whatever suits your fancy.

New Castle County DE Real Estate Market Watch For May 2017

New Castle County DE listings increased from 853 new listings in May 2016 up to 996 in May 2017. The average sales price climbed to $250,725, while days on market dropped by 2 days.

Home Maintenance Tasks & Shortcuts

Let’s face it, there isn’t a better time of year to get some home maintenance taken care of in and around your house than now.  The days are a little bit longer than they were and the temperatures are almost perfect, not too hot and not too cold, unless it’s raining of course.  Below is a list of a few home maintenance tasks you might want to tackle along with a few shortcuts to help you get them done more quickly. 

  1.  The task of planting flower beds and adding mulch can sometimes be an overwhelming one but if you take the shortcut of planning a day just for flowers and mulch it won’t be as bad.  Have mulch delivered to your house on a particular day making sure to have it put in a spot that will be easily accessible.  This is better than not having things planned out then ending up with a pile of mulch at the tip top of your driveway where you have to go back and forth to retrieve it as you work on your landscaping.
  2. Window washing is no one’s favorite home maintenance task but if you take the shortcut of having someone wash the inside of the window while you’re washing the outside of it, your time will be cut completely in half!  Have a little fun with it and be silly with your window washing partner.  Make sure to look out for streaks on both sides as you go taking care of them before you move on to the next window.
  3. Repairing your old wooden deck or fence can many times be a daunting task but it doesn’t have to be.  Take the shortcut of using a cordless nail gun to get those loose boards back into place quickly. 
  4. Brick or stone patios and walkways can many times become damaged during the winter months.  A quick shortcut to fixing this problem is to push around a wheelbarrow filled with sand to help smooth out any unevenness that has occurred. 

These few home maintenance shortcuts should help you get things done around your house a bit quicker this year than they may have taken you in years past.  Sometimes by simply thinking a bit outside the box you can come up with ideas to get tasks done in a more efficient manner than you previously have.  These shortcut ideas will get you started in the right direction.

New Castle County DE listings decreased from 1010 new listings in April 2016 down to 920 in April 2017. The average sales price climbed 0.57% to $237,012, while days on market dropped by 6 days.

Tips For Staging Your Basement

If you have your house on the market you likely already have everything arranged neatly and perfectly throughout the house.  The one area of your home that you may have forgotten about however is the basement.  Below are a few tips for staging your basement so that those who come to tour your home may be more willing to make an offer. 

  1. One tip for staging your basement to make it “show” ready is to pick up all of the clutter off the floor.  Most of the time when folks have a basement in their home they tend to use it as a catch all and therefore many items get tossed down the stairs without a second thought.  If you want the house to show the best it possibly can, be sure to put all of your basement clutter away neatly into storage bins. 
  2. Another way to stage your basement for a viewing is to paint the basement floor with a sealing paint. You could use the same paint folks use to paint their garage floor with or you may want to do something fancier such as decorative concrete.  Whichever you choose, cleaning up the floor of the basement is a great way to make a statement during a showing.
  3. Another good way to stage your basement in order to possibly have a better showing is by finishing the walls with sheetrock.  This is not a huge project to undertake and is one that you can likely do yourself without breaking the bank.   Finishing the walls in the basement can make a really big difference in the way the basement looks. 
  4. Yet another way to stage your basement is to do your part to get rid of that typical basement smell.  Use air fresheners and or fans to circulate the air the basement when you know that someone is coming to look at your house.  You can also use a diffuser with your favorite essential oil to make the basement smell nice and fresh. 
  5. If your basement is not well lit, you may want to add a few lamps before a showing.  This is a great way to brighten up an otherwise dreary part of the house.

Tips for Decorating Your Condo

Condo living can be quite liberating if you are interested in downsizing and not having to deal with things such as cutting your grass or fixing things when they break.  Whether you rent or purchase a Condo of your own, Condo life is quite different from owning your own home.  There is a lot less upkeep when you live in a Condo vs living in a house but that doesn’t mean that you want to skimp on décor.  Below you will find a few tips for decorating your Condo that will have you loving your little place in no time. 

  1. One easy way to decorate your Condo  that you may want to try is to add a few large mirrors to the walls.  Hanging large mirrors in a small space will make the small space look larger.  Many times, Condos can be tiny and have a lot of angles and awkward looking areas that can make a small space appear even smaller.   Mirrors can help to alleviate all of this. 
  2. Another tip for decorating your Condo is to paint the walls a nice white.  You can find many different shades of white and can likely find one that will appeal to you.   White paint will brighten up the rooms in your Condo and make the pallet very neutral and easy therefore to decorate. 
  3. Yet another tip for decorating your Condo is to add color with large art wall décor.  When you place a large painting on a wall in a small room it keeps the eye from looking towards the small space and brings the eye up to the artwork which helps the area to appear larger.   Not to mention it can add a great deal of beauty. 
  4. If your Condo is very small a good way to decorate  and make the area work better for you is to separate spaces with room separators or curtains.  This works well for Condos that are completely open and don’t have a lot of walls in them. 
  5. Adding some shelves to the walls in your Condo on which to sit your knick knacks is a great way to make the space your own and to make it look like you and your personality. 

These are just a few ideas and tips for decorating your Condo that you may want to put into practice.  There are many other ways in which you can create your perfect living environment with décor.

Open House Mistakes to Avoid This Winter

If you’re trying to sell your house during the winter months, there are a few things you need to keep in mind that you otherwise wouldn’t have to give a second thought when having an open house. Winter months can bring with them all sorts of issues concerning open houses such as not many people attending, folks who do come trying to quickly get inside the house and out of the cold, wet dirty shoes messing up the house once folks get inside from the messy weather and the list goes on.  Below you will find a list of a few of the open house blunders you may want to watch out for. 

  1. If you plan to have an open house  in order to try to sell your house this winter and it happens to snow, you need to be sure to clear the snow out of the walkway so that those who come to see your home can safely get in and out.  The last thing you need is for someone to come look at your house and then turn away when they see that they cannot safely enter or exit your home.  This would not be a good way to lose a possible offer on your home because it is something easily taken care of. 
  2. Another open house mistake to avoid   this winter is turning the heat up to high in the house.  Although folks like to get in out of the cold, many folks don’t like to get overheated especially when they are trying to make a huge decision like possibly buying a house. 
  3. Try not to overdo the Christmas lights when holding an open house during the holiday season.  People want to envision themselves in your home and if you go too far with the Christmas lights they may not be able to do this as well as they might otherwise. 
  4. If you plan to have an open house during the winter months, be sure to check the weather forecast so that you don’t end up with a lot of no shows due to inclement weather. 
  5. If you have an open house during winter months you may want to have something warm to eat for your guests and some hot coffee on hand. 

These types of things can help you to have a better open house during the winter months if you will take them to heart.

Tips for Adding a Fence on Your Property

Owning a home is a wonderful thing, but you should always be really careful to make the best choices if you make changes to the outside of your home and this includes putting up a fence of any kind.  There are a few tips for adding a fence to your property that you might want to take into consideration before doing so and some of those are listed below. 

  1. Before putting up a fence on your property be sure to talk with your neighbors about it.  You need to keep in mind that you are not only putting up a fence in your backyard but you are also adding a fence to your neighbors land as well.  Talk with the neighbors that your fence will directly affect and discuss such things as property lines and types of fencing etc. 
  2. Another thing to consider when adding a fence on your property  is the color of the fence and also the style.  Will the color and style of your fence match your home?  If you need ideas of what style fence will look good with your house consider looking online at some ideas.
  3. You may want to consider planting trees to use as a fence if you decide you can’t find a style of fencing that will look good with your homes style.  Cypress and pines are great for this type of privacy fencing and they never go out of style. 
  4. If you decide to add a wooden fence, be sure that you know you will have to take care of it and paint or stain it every so often.  If you want something that has less maintenance than that you may want to purchase a vinyl fence.  
  5. You may want to consider cost as well when deciding what type of material you want your new fence made out of.  Keeping within your budget is always a good idea when adding to your home.
  6. Longevity of the fence material is another thing to keep in mind when choosing fencing for your property.  You don’t want to purchase a material that will need to be replaced sooner than you wish for it to. 

These are just a few tips for adding a fence of any kind to your property.  Once you have gone over these tips you should be able to choose more wisely than you would have without them.
