National Fire Prevention Month

It’s the time of year to check not only your battery-operated smoke alarm, but anything you have in your home that could start a fire if not properly used and maintained.  This is also the time to talk with your family about your emergency plan in case of a fire.  These tips will get you started: 

 

  • - Every kitchen should have an easily-accessed fire extinguisher.  If you don’t have one, purchase one, and if your old one hasn’t been serviced recently, call an official inspector to make sure yours is in good working order. 
     

  • - Smoke alarms are a must!  Older smoke detectors can be sensitive and go off while someone is cooking, and we inadvertently disconnect the battery to stop that, and forget to reconnect them.  - More recently-produced types have a sensitivity button that can reduce that problem for a set period of time and return to normal after the time is up. 
     

  • - Homes with more than one story should have an escape ladder close to an easily-accessed window on the upper floor.  Safewise.com has a list of their best-rated ladders, and offers tips for choosing the right ladder for your home. 
     

  • - Don’t overload electrical outlets, and use extension cords only on a temporary basis.  If you need more outlets, call an electrician to install them.  The cost of this greatly outweighs the cost of a fire. 
     

  • - A visit from an electrician is also warranted if you have outlets that spark when you use them, lights that flicker, or a circuit breaker that trips regularly. 
     

  • - Clean your dryer’s lint screen after each load, and keep the vent and back of the dryer clean from lint build-up. 
     

  • - Have chimneys and furnaces checked out before you use them to make sure they’re clean and in good working order.  If you use a wood fireplace, make sure the screen protector has no holes, and use only a flame-retardant rug in front of the hearth.
     

  • - While cooking, don’t leave the kitchen, and even though your children may like to help, have their station set up far from any hot items. Keep towels and paper products away from anything hot, and don’t leave cooking oil unattended. 
     

  • - Although it isn’t very common, lightning can cause a house fire.  Lightning rods may seem like an outdated tool, but they are not only helpful for redirecting lightning and prohibiting a fire, they can save your electronics from lightning damage.  Lovetoknow.com describes several different types of home lightning protection styles, and how they all work. 

 

Most importantly, you need a family fire plan, and everyone should be familiar with this plan.  For tips and a guideline to setting up your own fire escape plan, consult this page from the National Fire Protection Association, where you can find free printable tools to make your planning process go smoothly.  No amount of time taken to put a plan into place and practice is too much when it comes to protecting your home and family from a fire.

Making New Friends After a Move

Relocating to a new city, or even a new area, can be hard enough without missing your old friends. Finding new friends and acquaintances can be easy if you put some effort and a little research in it.  

 

Your New Neighbors 

  • 1. Once you're settled, go for a walk and introduce yourself when you see neighbors outside.  Have a porch or front yard gathering on a weekend afternoon. Offer light, simple snacks and invite the whole neighborhood.  
     

  • 2. Get outside and work on the landscaping, small DIY projects, or sit on the front steps with a good book. Your neighbors then have the opportunity to say hello. 
     

  • 3. Just a few outdoor decorations can bring compliments from neighbors, always an easy way to start a conversation. 
     

  • 4. If you have pets, especially a dog, they make great ice-breakers when you're out for a stroll.  
     

  • 5. Visit your local small businesses and you'll see enough familiar faces over time that saying “Hello” will be easy.  
     

  • 6. Ask your realtor if there's a neighborhood community center, and call to see how you can get involved.  
     

  • 7. Children make great conversation-starters.  They love finding nearby kids to hang out with, and taking them for a bike ride is a great way to get to know other families. 
     

  • 8. Host a fun, child-centered activity in your front yard with outdoor games and snacks.  Invite the kids in the neighborhood and their parents, and they will come! 

 

Your New Town 

  • 1. Ask current friends if they know anyone in your new area, and get in touch with them. 
     

  • 2. Contacts from local organizations--these can provide you with lots of information about your new hometown, as well as introduce you to new people.  
     

  • 3. Search social media for events taking place in your area and go to them! 
     

  • 4. Invite your new coworkers to lunch or coffee.  
     

  • 5. Getting the kids involved in activities will connect you with locals and other parents.  
     

  • 6. Hobbyists sometimes have get-togethers for like-minded people. Find a nearby group with your same interest, and join them.  
     

  • 7. School parent organizations are a great place to meet other parents.  

 

It seems that we are always busy working, or driving our children to so many activities, that a relaxing weekend in front of the tv sounds like the perfect down time. Getting to know who your neighbors are, however, can be invaluable to feeling at home in your new home, and only takes a little effort on your part.

Fall Home Maintenance

Fall is the perfect time of year to take care of your home. The days are still long enough to get plenty accomplished, and the cooler weather makes it less taxing than on those sweltering Summer days.  Getting things ready for the cold days ahead will be easy with these tips:

Trees and Leaves

  • Rake or vacuum fallen leaves as they come down.  Deciduous trees drop their leaves at different times, making it easier on you, but it’s great exercise.
  • Mulch the leaves, or bag them for your local waste management to compost, if such a program is available. 
  • Check trees for dead or diseased branches and trim them back.  Trees are going dormant this time of year, and there’s less chance for the diseases to spread after trimming. Call an arborist if the job is too daunting.
  • Fall is the best time of year to plant new trees! The roots don’t have to compete with the heat, they get plenty of water from the Autumn rain, and can settle in and get established.
  • Clean those gutters.  This can be a dreaded task, so hire a handy person or have the family pitch in to finish as quickly as possible.
  • Been thinking about changing the exterior color? Fall is a great time to paint, thanks to cooler temperatures.

General Outdoors

  • Bring in any outdoor furniture, or protect it with covers  made specifically for handling cold weather. 
  • Firewood needs to be covered with a tarp to minimize moisture from snow and rain. Lift the cover occasionally to let any trapped moisture escape.
  • Check all of your outdoor lighting, and replace any bulbs or fixtures.
  • Walk around all of the walkways and driveways, looking for cracks, and seal them with approved sealant.  Snow and ice can cause the surfaces to bulge and cause a falling hazard.
  • Clean the windows, inside and out, and replace screens with storm windows.
  • Service and store the mower, string trimmer, and any other lawn tools you may use.
  • Drain water hoses and store them where they can’t freeze. If you have a sprinkler system, drain it and turn it off.
  • Check your outdoor fireplace or fire pit to make sure it’s safe for the upcoming cool evenings around the fire.

Inside The House

  • Service the furnace. It’s easy to make sure filters are changed and ready to go, but a call to a heat and air contractor is the best way to make sure the heater is ready for Winter.  Sometimes a maintenance contract can save you money.  Ask your provider if they offer this service.
  • Check doors and windows for drafts, and seal with caulking or insulation strips.
  • See that your chimney is free of creosote to prevent fires.  A licensed chimney sweep would be the best for making sure your home and family are safe from chimney fires.
  • Make certain that your smoke and carbon monoxide detectors are in working order, and replace batteries if necessary.
  • Go in the attic and look for any insulation issues, and replace or repair, if needed.  Be sure that pests can’t get inside and spend the winter in your attic!
  • Change the rotation on ceiling fans.  It should be going in a clockwise direction to help distribute heat away from the ceiling.
  • Wash and/or air out heavy blankets and quilts to get them freshened up for use.
  • If you have a basement in your home, check for cracks in the walls, and if there’s a sump pump, make sure it’s in working order.
  • Clean out closets and storage areas and have a tag sale with unwanted items that are still in great condition.

Be ready for a relaxing, warm Winter inside your home.  Home maintenance--indoors as well as outdoors--is critical for keeping your home’s value up, as well as for our own comfort.

Budget Bathroom Updates

You love your new home--everything about it.  Well, almost everything.  Your bathroom decor is stuck in 1983 with its gingko leaf-etched shower doors, mauve and Colonial blue wallpaper complete with coordinating border, and ornamented brass fixtures.  If a complete overhaul isn’t in your budget just yet, there are plenty of options that are easy on the wallet.  Check out these tips for inspiration! 

 

  • - Paint over the wallpaper!  Benjamin Moore suggests you start by sealing any peeling spots with adhesive, applying clear caulking around the room where the wallpaper meets the ceiling and floor, then priming the wallpaper with an oil-based primer.  Using your choice of latex interior paint, paint as you would any other wall surface.   
     

  • - Switching out the dated sink fixtures is as simple as finding the correct pieces to go into the configuration for the existing fixture in a style you like.  Once you’ve made your decision, confident do-it-yourselfers can switch them out themselves, and Home Depot shares this step-by-step video how-to for sink faucet installation. 
     

  • - Updating your light fixture can be a huge improvement, and the choices are almost endless at local home stores.  Changing the location of the light, or adding wall sconces may require a call to a reputable electrician, so don’t forget to budget those extra costs. 
     

  • - Ugly linoleum can be covered with adhesive-backed vinyl tile or painted with porch paint, and if you’re feeling creative, you can have a custom look likthis striped floor from 1915 House. Supplies may cost a bit more than other paint jobs, but it beats the expense of replacing the flooring. 
     

  • - Replacing the cabinet can be expensive between the new cabinet and labor, so the best way to improve it is to paint it and add new hardware.  Countertops, depending on what material they are, can be painted or even tiled for a fresh look. 
     

  • - Add style to a plain mounted mirror with a frame! Framing kits come with everything you need for this quick update, and are available at home centers and online for less than $100. 
     

  • - If your budget is tight, just the purchase of a new shower curtain, window treatment, inexpensive framed prints, and one nice coordinating towel set can make a huge improvement to your dated bathroom.   

 

According to homeadvisor.com, the average bathroom remodel costs about $10,000.  If your new home needs updates, choose what you’ll do first according to your budget.  Tiding over with a few inexpensive updates to your bathroom will ease the anxiety of getting it done sooner, because it will be more pleasing to the eye.  Save yourself some stress and money by holding out just a little longer, and when it’s time, you’ll have the perfect bathroom!

How Long Will Your Home Last?

Unless you’re buying a newly constructed home, you should be aware in your new abode of the ages of different elements. The National Homebuilders Association conducted a survey of different manufacturers to determine just how long components of a house lasted with normal use.  This information can be a very useful guide to every homeowner: 

 

General House Components 

  • - Masonry, including foundations, chimneys and fireplaces can last over 100 years.  If you live in an older or historic home, pay close attention to and repair damage to mason work, especially if it’s in the foundation. 

  • - A house with good bones can last an indefinite amount of time, which is evident when you tour historic neighborhoods.  The framing and roof trusses of a house can last many years with proper care. 

  • - The lifespan of your roof depends on the material; shingles are made to last 20-30 years, determined by material make-up, and stronger materials such as copper and slate can last up to fifty years. 

  • - Most exteriors, vinyl, wood, stucco, etc., and interior walls that are well-maintained can last the life of the house.  Wooden windows have a life expectancy of 30 years, while aluminum windows will survive 15-20 years. 

  • - Floors are normally made of strong wood or wood composites and should last upwards of fifty years. 

 

Kitchen 

  • - Your cabinetry takes a lot of abuse, but well-constructed cabinets will last fifty years. 

  • - The sink’s lifespan depends on the material, and can last a lifetime.  Faucets, however, will work well for fifteen years or so before needing work or replacement. 

  • - A dishwasher used regularly will function well for about nine years. 

  • - A gas stove seems to last longer than electric ranges, about fifteen years versus thirteen years. 

 

Bathroom 

  • - Toilets, bathtubs and sink are made to last a lifetime, even though some of the working part need work or replacement over that lifetime. 

  • - If your tub is enclosed with shower doors, they should serve you well for twenty years. 

  • - A tub with jets will last at least twenty years, once again, depending on use. 

 

Major Appliances 

  • - The whole-house system you use to heat and cool should give fifteen years of service before needing some attention or replacement parts. 

  • - You can expect your hot water heater to last about ten years, but a tankless heater can last twice that long.   

  • - Most washers and dryers will do your laundry for up to ten years. 

 

There are many more components to your new house, and MetroHome’s website offers the full NAHB survey including doors, paint, and specific types of flooring, among other things.  If you’re not sure of the age of an item in your home, call a trustworthy expert who can inspect and offer some advice.  A well-taken care of home can last many years, and not only maintain its value, but shelter you and yours for a lifetime.

Fung Shui Ideas for Your New Home

Decorating a new home is a fun process.  Whether or not you are an experienced decorator,  you can look and feel like a pro with the aid of some fung shuiBelow are a few ideas on how to make it work for your new home.  
 

  1.  Many folks like to hang mirrors at their entrance way to make the space look larger and more inviting as well.  Be sure to place your mirror on a side wall as you walk in instead of directly across from the door.  This will help with the flow of things as guests enter your house.  They will be able to see themselves and feel welcomed as they arrive as opposed to feeling like they are being pushed out with their own reflection.   
     

  1. Another way to make fung shui work for you  is to keep clutter to a minimum.  This is especially true in the bedroom because a bedroom is a place of rest.  If there is a lot of junk all around the room those who spend time there will likely feel a bit disheveled.  If you feel as if you don’t know enough about this topic to do the job right, you can always higher an expert to help get you started in the right direction.   
     

  1. Make sure that if you want to have live plants in your home that you place them in areas where folks will be hanging out and spending quality time together.  Try not to place live plants in areas where sleep takes place such as the bedroom because you need items that give off restfulness.    
     

  1. Leaving the toilet lid closed is a great, easy little trick that will help to make everyone who enters your bathroom feel good about the space.    
     

  1. Keeping the flooring all one type in the home helps the energy to flow freely.  Try not to use two different types of flooring butted up against one another if you can help it as this will weaken the energy of the home
     

  1. Be sure to place your bed across from the door to the bedroom or at least at a spot where the door can be easily seen.  This will enhance the comfort level of the room as opposed to putting the bed on the same wall as the door.

Fung Shui is fun and interesting and it really does work to help the energy of the home   feel comfortable and welcoming.

Keeping Cool Without Turning Down the AC

Let’s face it:  Summer heat waves can drain the energy from our bodies, but it can also 
drain the money right out of our bank accounts when the energy bill comes due.  Turning the thermostat down seems logical, but not always the best thing to do to cool the house off.  Here are some practical things we can do to help our AC keep the home comfortable: 

 

  • - Keeping shades drawn in rooms where the sun comes streaming in is a great first defense on staying cool inside.  Doing this simple thing can lower the inside temps 30%! 
     

  • - When you’re away, program the thermostat to 80°, and then down to 75° once you are home.  No need to cool an unoccupied house, and leaving it off completely causes not only heat, but humidity, to build up. If those settings seem warm, give it a week, and you’ll find that your body acclimates to the warmer temperatures! 
     

  • - Utilizing fans is an inexpensive way to help stay cool; your ceiling fan should be turning counterclockwise (find the direction toggle switch near the fan speed chain), and floor fans should blow towards you at a comfortable speed. 
     
     

  • - Planting large shrubbery and plants with heavy foliage on the sunny sides of the house not only makes the landscaping attractive, the plants help block the heat, making the outside cooler, thus, the inside will stay cooler. 
     

  • - Permanent awnings and shutters are easy ways to block sun, as are retractable curtain awnings.   
     

  • - Allowing all interior doors to stay open will help the air circulate fully and helps keep hot spots from forming.  Leave air registers open, even in unoccupied rooms, to avoid putting a strain on ductwork over time. 
     

  • - Using a dehumidifier will, obviously, reduce the moisture in the air, making the house feel cooler. 
     

  • - Time your clothes-drying and dishwashing for nighttime hours and keep the house cooler in the daytime and save on your electric bill. Most energy companies have off-peak consumption hours at night and early mornings. 
     

  • - Cooking will heat up the kitchen, so learn how to plan your cooking early or later in the day and make use of a toaster oven creates less heat than turning the oven on. 

 

One of the best things you can do to help your unit running well and keeping things cool is maintenance!  Have a pro come and service it, change filters when they are visibly dirty, make sure the evaporator drain can run freely, and keep the air flowing nicely around the unit.

How to Know When Its Time To Sell Your Home

You may have thought about selling your home before but you just aren’t sure now is the time.  There are a few signs that now is the correct time to sell your home and some of those signs are listed below for you so that you can be sure you’re making the right decision. 

  1. If your home has gotten a bit too small for your growing family and you are trying daily how to figure out where to put everyone, you may need to put your house on the market.  If you are making your kids bunk together and then trying to add another baby to the mix, you may need to purchase a home that will be more able to fit your needs. 
     
  2. If you have changed to a job that has taken you father away from your home than you had anticipated and therefore has caused your daily commute to be longer than you like, it may be time to sell your home.   Selling your home for a job change is a big reason that many folks sell. 
     
  3. If your lifestyle has changed and you simply don’t have time to take care of your home anymore, you may want to sell it.  This can be caused by such things as your children moving out and you becoming empty nesters.  Many times the room you once needed becomes way too much for just you and your husband once your kids move out. 
     
  4. If you need a bigger home to accommodate your growing family but the thought of remodeling sends your head into a spin, you may want to go ahead and put your house on the market to see if you have any interest in it first. 
     
  5. If you have equity in your home and you want to take advantage of the great rates that are currently available before they disappear you may want to go ahead and put your house on the market. 
     
  6. If you live in a neighborhood in which a lot of houses are currently selling, you may want to put yours on the market  to see if you get any interest in it and possibly even sell it.   Now is the time that folks are many times getting full asking price for their homes so it is a buyer’s market.

How To Not Let Your Pets Ruin Your Home Sale

When you have pets and you are trying to sell your home there are a few ways that you can avoid your pets ruining your home sale.   Many times folks love animals but that doesn’t mean they want to see evidence of your pets in your home when they are trying to envision themselves living there.  Below are a few ideas on how to not let your pets ruin your home sale.

  1.  Vacuuming your home is a great idea before you have someone tour your home for a showing but it is essential if you have pets.  Pet hair and tufts of fur can find their way into your guest’s noses and faces if you aren’t careful and that is not going to be good for your potential sale.  If you have someone who happens to sit on your furniture during their home tour you don’t want pet hair to get all over them.  A good way to insure that this doesn’t happen is to run a damp sponge over the furniture before they arrive. 
     
  2. As you already know pets are bad about leaving little surprises for you on your floors especially if you are gone during the day.  Pet stains are not a welcomed sight to anyone that might be interested in buying your home.  Think about it, would you want to see someone else’s pet mess when touring a home?   I think not.  Do your best to remove any types of these stains before your potential buyers come to tour your home even if you have to spend some money to get things cleaned and stains removed by professionals. 
     
  3. Pet odor is another thing that can ruin a potential home sale.    You are likely use to the way your pet smells and may not even be aware that they have an odor but they do.  Those folks who may come to tour your home will likely be able to smell it as soon as they enter the house.  Spraying odor neutralizing sprays can help with pet odor as well as perhaps having just baked some cookies for your guest to enjoy.  Whatever you have to do to get rid of the odor is what you need to do. 
     
  4. If your pet has a bed in your home it is best to stick it in the closet or to remove it from the home before your home tour begins. 

These are just a few ideas on how to not let your pet or pets ruin your potential home sale.  Hopefully they will get you thinking in the right direction so that you may be more able to walk away with an offer.

How to Spruce Up a Boring Kitchen

The kitchen is a place in the home where many hours are spent preparing meals and spending time with family.  If the kitchen is boring and not ecstatically pleasing to you or your family, no one is going to want to spend any time there.  Below is a list of a few ways in which you can spruce up your boring kitchen and make it a place where you really love to be.  

  1. One of the first ways you might think about to spruce up a boring kitchen is buying new appliances.  The typical type of appliance these days is stainless steel.  Another type of appliance that folks are using these days are the ones that look just like cabinets.  Whatever type of appliance you decide to buy, you will be helping your kitchen look as good as it possibly can.
     
  2. Another way to spruce up your kitchen is by changing the paint color.  If your kitchen is older, it is possible that the paint has gotten worn over the years and adding a pop of color with new paint can make all the difference in the world.
     
  3. Yet another good way to spruce up a boring kitchen  is by changing the cabinets.  You can choose to have all new cabinets put in or you could just change the way they look by painting them.  Antiquing is a popular way to refinish and spruce up furniture.  Antiqued cabinets are very beautiful and can make a kitchen look really nice. 
     
  4. Buying some new lighting for your kitchen is an easy way to spruce it up.  You can get as crazy as you want with lighting when it comes to making your kitchen an exciting place to be.  Go to your local hardware or lighting store to see what all is available for you to choose from. 
     
  5. New flooring in the kitchen is another way to make it look updated.  If you currently have laminate you may want to change it to tile, or you could choose to extend the hardwoods from the family room or whatever room adjoins the kitchen into the kitchen.   

These are just a few ideas for sprucing up a boring kitchen.  Hopefully they will get you started in the right direction for making your kitchen a room that everyone wants to congregate in.
