Is Buying a FSBO Right For You?

During the house hunt, many potential homeowners take an interest in a home that is being offered For Sale By Owner (FSBO). What is the risk to the buyer? These tips will guide you through the decision-making process: 

 

  • - The buyer will need to know how to negotiate the asking price. Since the majority of FSBO sellers do not have the experience to set a good market value on their home, their price will likely be too high. 
     

  • - There may be a wait time to see the home. Most homeowners have work and other responsibilities and can only show the property at their convenience. 
     

  • - Unless you have real estate experience, you will have some unfamiliar responsibilities: making sure you are paying the right price for the property by performing a comparative market analysis, negotiating credits or repairs with the owner after the inspection, finding the right title insurance company, and deciding how much each party will pay during closing.  
     

  • - A seller may try to discourage a house hunter from getting a home inspection, stating that their house is in well-maintained condition. Even brand-new houses should be inspected before changing owners, and the seller is required to have a disclosure statement ready for you to read over. 
     

  • - Once you make an offer, the owner may want to wait before accepting in hopes they receive a higher offer from someone else. In a scenario like this, and there is no urgent need for them to move, you may have to walk away from the deal. 
     

  • - When you are represented by a buyer’s agent, and there is no disclosure in the property listing that the seller will pay buyer agent fees, ask the seller directly or walk away. Your agent has put a great deal of time and effort into the house hunt and deserves proper compensation. 
     

  • - Do your own research on the house, make sure the person you have talked with is the actual owner, and proceed with caution. Some scams involve an empty house, FSBO signs, and criminals who will take your money and run, all while posing as the rightful owner. 

 

All said and done, not every seller is going to be dishonest, but the best tip for a potential homebuyer is to ask a Realtor to represent them. A licensed real estate agent knows all of the ins and outs of purchasing a home and will protect your interest as a home buyer, whether you want a home that is being sold by its owner or one being marketed by another agent. Either way, you will need the experience and knowledge that a real estate agent has to offer.

How to Go Green This Spring

Have you ever given any thought on taking part in going green?  If so you have come to the right place.  Below are a few tips on how you and your family can go green this spring!   Why not add going green to your spring cleaning list!  

 

  •  One way that you and your family can go green this spring is to simply take your shoes off before you enter your house!  You read that right; you can go green by simply taking off your shoes. 40% of all indoor contaminants actually come from the bottom of our shoes so do your part to keep this from happening to you and your family by taking those shoes off!  
     

  • Learn what ingredients are considered to be green so that when you go to the store to purchase all of your new green cleaners you can be confident that you are actually doing some good for the environment.  Some companies that claim to be green actually have some ingredients that are not green once they are mixed together.   Just read up on what ingredients are green and what ingredients are not and are typically passed off as green and you should be heading in the right direction on what to buy and what not to buy.  
     

  • Don’t forget the outside of your home when you are going green.  Many grasses are able to grow and thrive without the help of any type of pesticides and /or fertilizers.  The best way to start going green with the outside of your home is to replace the grass you currently have with native grasses to your particular area.  One perk of this switch is that you may find that you have a lot less upkeep of your lawn once you do this!  Who wouldn’t enjoy having more time with their family and less time doing yard work on a weekly basis! 

     

These are just a few ways in which you can help to make your home a bit more green this spring.  Once you get started going green it is likely that you will find more and more ways in which to do so.  It can become addicting once you make the decision to go green in and around your home!

Tips to Reduce Moving Costs

As exciting as it is to be relocating to a new home or new city, very few actually look forward to the “moving” part! It can be as expensive as you choose, but as a new homeowner, the budget is always on your mind. Check out these ways you can cut costs when it comes time to move: 

 

  • Before you put the first item in a packing box, toss, sell, or give away as much as you can. You may have already decluttered when your current home was put on the market, but give everything one more look before you start packing. 
     

  • Moving.org has an up-to-date list of discounts and coupons offered to senior citizens, various occupations, and membership organizations. 
     

  • Rent a truck, then pack it and move everything yourself. It will be hard work, but get the family involved, have a plan in place, and save hundreds by DIYing your move. 
     

  • Portable storage can be more affordable than hiring a full mover. Reduce stress by having the container delivered a few weeks before the move, as you can pack it over several days, then have it sent to the new house once you are ready to go. 
     

  • If you choose to use a pro, contact at least three reputable moving companies at least a month in advance of the move. Ask if a fixed rate is available, and inquire about possible additional costs: charging more for a weekend move, or extra for wrapping furniture or moving items up and down stairs.  
     

  • Packing in advance when hiring a moving pro that charges by the hour will add to your savings. Have all containers ready in one convenient place, preferably in a garage or the room nearest the front door. 
     

  • Save on packing materials by getting boxes from grocery store produce departments, or ask in online forums for used packing items for free. Some containers are already in your home: suitcases, tote and duffel bags, as well as linens for packing material. 
     

  • Long-distance movers normally charge by weight, so taking items like a weight bench or furniture that you do not have room for in the new house will cost more. Consider selling them before the move. 

 

Probably the most important thing to remember is to plan at least a month ahead of the move, as it is not unusual to pay too much when in a rush. Tax Tips for New Homeowners in New Castle County, DE

It’s tax time, and many dread the prep and thought of paying them.  There are some deductions homeowners can take, so if this is your first time filing as a homeowner, make sure you get the maximum tax benefits out of your new home. 

 

  • - Homeowners can claim their mortgage interest for a tax deduction. On the chance that you’re using tax return software, it will calculate your deduction after you answer questions about your home purchase.  If you’d rather use an accountant or tax prep service to help you, they can answer all your questions. 
     

  • - If you moved more than fifty miles because of your job, or starting a new one, your expenses are tax deductible.  There are some time stipulations as well, according to number one in this guide from taxact.com;  make sure you meet the requirements before taking this deduction.
     

  • - Making your home more energy efficient by installing a solar energy system or solar water heater make you eligible for a thirty percent credit for parts and labor.  Unfortunately, the credit for geothermal heat pumps and small wind turbines has expired. https://www.energy.gov/savings/residential-renewable-energy-tax-credit 
     

  • - Are you self-employed and use a room or section of your living area for a home office?  There’s a deduction for that.  The IRS has a couple of requirements, and if you don’t want to go through figuring up the standard deduction, they offer a simplified deduction, but choose which method takes more off your tax responsibility. 
     

  • - Did you pay “points” to the bank to get a better interest rate? If so, that money is tax deductible. Since points are usually 1% of your home loan, if your loan was $250,000, your tax break would be $2,500 for paying down one point. 
     

  • - Any property taxes are tax deductible, beginning the official date that you purchase the home, which is usually on your settlement statement you receive at closing. 
     

  • - Hopefully, this hasn’t happened in your first year in your new home, but if you’ve had something unfortunate happen that insurance didn’t cover, there is a casualty loss deduction for out-of-pocket expenses.  The repair cost must be more than 10% of your gross income. 

 

Don’t let all this information scare you away from doing your own taxes!  No matter how you decide to file, gather everything you would normally use to file taxes, but make sure you have the 1098 mortgage interest form from the lender, property tax receipts, and any paperwork you saved from the casualty loss repairs or alternative energy installments. Home ownership has many benefits for the homeowner, and you should take advantage of every penny you have worked so hard for to put into your new home.

Home Maintenance for Winter

Home maintenance may be the last thing on your mind now that the holidays are over and the days are becoming colder and colder.  Sitting in your home wrapped in your favorite blanket by the fire is likely what you are thinking about this winter.  There is some home maintenance items   you should take care of during the winter months however so that you don’t have to deal with issues caused by not doing so later.  Below is a list of a few home maintenance items you need to go ahead and take care of around your house this winter. 

  1.  As temperatures continue to plummet this winter you should do your best to protect your pipes from freezing.  You can wrap your pipes with many different things to protect them from the elements such as heat tape and insulated pipe covers.  If your pipes do freeze you can easily thaw them out by wrapping it in a heating pad or using a hairdryer.
     
  2. Another home maintenance  item you need to take care of this winter to avoid issues later in the year is to do an inspection of your roof, your gutters and your siding as well as your chimney.  Make sure that everything is in good working order before the winter pushes your house to its breaking point. 
     
  3. Winter is a good time to do some cleaning that you might not otherwise think about as well such as cleaning out your range hood, refrigerator coils, dusting off ceiling fans, and dusting off light fixtures and bulbs.  These items typically get overlooked when it is warm outside because you don’t spend as much time indoors when it’s nice out.  Being stuck inside on a cold wintery day is a great excuse or reason to clean these types of things. 
     
  4. Lastly you might want to take the time you have in your home this winter to de-clutter your house.  Getting rid of clutter will not only get rid of fire hazards but will also make you feel more at peace when you do have to spend a lot of time indoors.

Making New Friends After a Move

Relocating to a new city, or even a new area, can be hard enough without missing your old friends. Finding new friends and acquaintances can be easy if you put some effort and a little research in it.  

 

Your New Neighbors 

  • 1. Once you're settled, go for a walk and introduce yourself when you see neighbors outside.  Have a porch or front yard gathering on a weekend afternoon. Offer light, simple snacks and invite the whole neighborhood.  
     

  • 2. Get outside and work on the landscaping, small DIY projects, or sit on the front steps with a good book. Your neighbors then have the opportunity to say hello. 
     

  • 3. Just a few outdoor decorations can bring compliments from neighbors, always an easy way to start a conversation. 
     

  • 4. If you have pets, especially a dog, they make great ice-breakers when you're out for a stroll.  
     

  • 5. Visit your local small businesses and you'll see enough familiar faces over time that saying “Hello” will be easy.  
     

  • 6. Ask your realtor if there's a neighborhood community center, and call to see how you can get involved.  
     

  • 7. Children make great conversation-starters.  They love finding nearby kids to hang out with, and taking them for a bike ride is a great way to get to know other families. 
     

  • 8. Host a fun, child-centered activity in your front yard with outdoor games and snacks.  Invite the kids in the neighborhood and their parents, and they will come! 

 

Your New Town 

  • 1. Ask current friends if they know anyone in your new area, and get in touch with them. 
     

  • 2. Contacts from local organizations--these can provide you with lots of information about your new hometown, as well as introduce you to new people.  
     

  • 3. Search social media for events taking place in your area and go to them! 
     

  • 4. Invite your new coworkers to lunch or coffee.  
     

  • 5. Getting the kids involved in activities will connect you with locals and other parents.  
     

  • 6. Hobbyists sometimes have get-togethers for like-minded people. Find a nearby group with your same interest, and join them.  
     

  • 7. School parent organizations are a great place to meet other parents.  

 

It seems that we are always busy working, or driving our children to so many activities, that a relaxing weekend in front of the tv sounds like the perfect down time. Getting to know who your neighbors are, however, can be invaluable to feeling at home in your new home, and only takes a little effort on your part.

Fall Home Maintenance

Fall is the perfect time of year to take care of your home. The days are still long enough to get plenty accomplished, and the cooler weather makes it less taxing than on those sweltering Summer days.  Getting things ready for the cold days ahead will be easy with these tips:

Trees and Leaves

  • Rake or vacuum fallen leaves as they come down.  Deciduous trees drop their leaves at different times, making it easier on you, but it’s great exercise.
  • Mulch the leaves, or bag them for your local waste management to compost, if such a program is available. 
  • Check trees for dead or diseased branches and trim them back.  Trees are going dormant this time of year, and there’s less chance for the diseases to spread after trimming. Call an arborist if the job is too daunting.
  • Fall is the best time of year to plant new trees! The roots don’t have to compete with the heat, they get plenty of water from the Autumn rain, and can settle in and get established.
  • Clean those gutters.  This can be a dreaded task, so hire a handy person or have the family pitch in to finish as quickly as possible.
  • Been thinking about changing the exterior color? Fall is a great time to paint, thanks to cooler temperatures.

General Outdoors

  • Bring in any outdoor furniture, or protect it with covers  made specifically for handling cold weather. 
  • Firewood needs to be covered with a tarp to minimize moisture from snow and rain. Lift the cover occasionally to let any trapped moisture escape.
  • Check all of your outdoor lighting, and replace any bulbs or fixtures.
  • Walk around all of the walkways and driveways, looking for cracks, and seal them with approved sealant.  Snow and ice can cause the surfaces to bulge and cause a falling hazard.
  • Clean the windows, inside and out, and replace screens with storm windows.
  • Service and store the mower, string trimmer, and any other lawn tools you may use.
  • Drain water hoses and store them where they can’t freeze. If you have a sprinkler system, drain it and turn it off.
  • Check your outdoor fireplace or fire pit to make sure it’s safe for the upcoming cool evenings around the fire.

Inside The House

  • Service the furnace. It’s easy to make sure filters are changed and ready to go, but a call to a heat and air contractor is the best way to make sure the heater is ready for Winter.  Sometimes a maintenance contract can save you money.  Ask your provider if they offer this service.
  • Check doors and windows for drafts, and seal with caulking or insulation strips.
  • See that your chimney is free of creosote to prevent fires.  A licensed chimney sweep would be the best for making sure your home and family are safe from chimney fires.
  • Make certain that your smoke and carbon monoxide detectors are in working order, and replace batteries if necessary.
  • Go in the attic and look for any insulation issues, and replace or repair, if needed.  Be sure that pests can’t get inside and spend the winter in your attic!
  • Change the rotation on ceiling fans.  It should be going in a clockwise direction to help distribute heat away from the ceiling.
  • Wash and/or air out heavy blankets and quilts to get them freshened up for use.
  • If you have a basement in your home, check for cracks in the walls, and if there’s a sump pump, make sure it’s in working order.
  • Clean out closets and storage areas and have a tag sale with unwanted items that are still in great condition.

Be ready for a relaxing, warm Winter inside your home.  Home maintenance--indoors as well as outdoors--is critical for keeping your home’s value up, as well as for our own comfort.

A New Homeowner's First To-Do List

Your new home’s closing is imminent, and the excitement of moving is mounting! Besides connecting utilities and updating your address, some things should be done at the new house as soon as possible. Follow these guidelines so nothing will be forgotten: 

 

  • - All of the entryway locks and/or keypad codes should be changed. Get a security system set up, and if there is one in place, reset it to default settings and customize it to your needs. 
     

  • - If you are a family with small children, have safety measures in place before everyone goes into the house.  
     

  • - Deep clean the new house, even if it looks clean. Save money by doing this yourself, or have a professional take care of this before move-in. 
     

  • - With a copy of the home inspection in hand, walk through the house and check for minor things that did not require repair by the seller. Have those minor things taken care of before they become major (and costly) things. 
     

  • - Painting, removing textured ceilings, and other small improvement jobs will be completed faster if done before all your belongings are in place.  
     

  • - Turn on all the appliances, familiarize yourself with the breaker panel, and locate the shut-off valves for utilities. 
     

  • - Measure windows and purchase blinds or shades if window treatments were not included in the sale. 
     

  • - Get to know your neighbors! Once you have moved in, introduce yourself by hosting a “front porch social” with simple snacks. Hang a banner or place a sign in the front yard asking them to stop by and say “hello.” 

 

As a homeowner, your to-do list is rarely going to be finished. While many tasks can wait until after settling in, others cannot. Taking care of these “little” things upon move-in will cement the “homeowner” feeling and start you on the road to pride in your home and protection of your investment.

Items to Throw Out Before You Move

Although moving from an old house into a new house can be an exciting time it can also be a very stressful time for those folks who don’t like to throw anything out.  Don’t worry you can keep most of your items but there are a few that should most definitely be thrown out before you move and those are listed for you below.   

 

  1. 1. If you have a lot of old towels and rags lying around your house, whether you use them or not, you might want to get rid of those before you move  into another home.  These types of things can carry bacteria on them and you don’t want to start out in your new place with dirty items when you can purchase new ones once you arrive. 

  2.   

  1. 2. Make-up is good to have but it does have a shelf life and once that has passed it isn’t really good to keep it around.  Avoid the compulsion to throw all of your old makeup into a box and take it with you.  Although you might perhaps use it once or twice there really is no need for it because it won’t look as nice as a new pallet of makeup.   

  2.  

  1. 3. Soaps, deodorants, nail polish,  and sunscreen maybe things you use on a regular basis but you really don’t need to take up space in your moving boxes for these types of items.  These things don’t cost a lot of money and can easily be purchased anywhere.  

  2.  

  1. 4. Once you start packing and you find a ton of USB cables, realize that you don’t need them all and get rid of a few of them.   You may have a friend in need of a USB cable that you can bless with one or two.   

  2.  

  1. 5. Don’t pack paperwork unless it is absolutely necessary.  Of course you will have to keep important contracts and tax information but most of the paperwork you’ve collected over the years is likely now obsolete and can be thrown out before you head out.

  1. 6. Last but not least, go ahead and let go of all of the clothes you can no longer fit into.  Donating these types of items can many times be a big blessing to others.

These are just a few ideas of things you might want to get rid of before you move.  By doing this you will avoid having to unpack all sorts of unnecessary items and will save yourself a ton of time in the process.

Fung Shui Ideas for Your New Home

Decorating a new home is a fun process.  Whether or not you are an experienced decorator,  you can look and feel like a pro with the aid of some fung shuiBelow are a few ideas on how to make it work for your new home.  
 

  1.  Many folks like to hang mirrors at their entrance way to make the space look larger and more inviting as well.  Be sure to place your mirror on a side wall as you walk in instead of directly across from the door.  This will help with the flow of things as guests enter your house.  They will be able to see themselves and feel welcomed as they arrive as opposed to feeling like they are being pushed out with their own reflection.   
     

  1. Another way to make fung shui work for you  is to keep clutter to a minimum.  This is especially true in the bedroom because a bedroom is a place of rest.  If there is a lot of junk all around the room those who spend time there will likely feel a bit disheveled.  If you feel as if you don’t know enough about this topic to do the job right, you can always higher an expert to help get you started in the right direction.   
     

  1. Make sure that if you want to have live plants in your home that you place them in areas where folks will be hanging out and spending quality time together.  Try not to place live plants in areas where sleep takes place such as the bedroom because you need items that give off restfulness.    
     

  1. Leaving the toilet lid closed is a great, easy little trick that will help to make everyone who enters your bathroom feel good about the space.    
     

  1. Keeping the flooring all one type in the home helps the energy to flow freely.  Try not to use two different types of flooring butted up against one another if you can help it as this will weaken the energy of the home
     

  1. Be sure to place your bed across from the door to the bedroom or at least at a spot where the door can be easily seen.  This will enhance the comfort level of the room as opposed to putting the bed on the same wall as the door.  

  2.  

Fung Shui is fun and interesting and it really does work to help the energy of the home   feel comfortable and welcoming.
